Loan Modification Binder Preparation

More than 20 hours has been put into documenting, what we at Falcon Credit Management consider, a convenient and organized way to access the information involved in your loan modification.

 

We visited Office Depot and OfficeMax and found the item numbers, prices, and store managers’ information.  This is listed following the description to save you time.  The Vital Documents will need to be 3 hole punched and inserted in a heavy duty 3 (D) Ring Binder separated by “Index Dividers”.

 

Don’t worry:  No Deductions for minor deviations.  If you do not have any of the documents listed only insert the tab “Index Divider”.

 

  • Start with a 1.5’’ binder (preferably white) including 3 – D shaped rings
  • Insert tabs 1 through 4 by themselves – We will supply the documents
  • Insert 2 months checking account statements followed by tab #5
  • Insert 2 months savings account statements followed by tab #6
  • Insert 2 months business/miscellaneous account statements followed by tab #7
  • Copy of 2009 Tax Return followed by tab #8
  • Copy of 2010 Tax Return followed by tab #9
  • Copy of 401k, retirement, and/or investment accounts followed by tab #10
  • Completed Financial Worksheet provided by FCM unless information was entered into client portal – followed by tab #11
  • Copy of Notice of Default or Notice to accelerate if any followed by tab #12
  • Copy of Driver’s license followed by tab 13 (Don’t pay for a copy – we don’t charge) tab #13
  • Copy of Lease or Rental Agreement if property is rented followed by tab #14
  • Copy of Homeowners’ Insurance statement and Property Tax Statement followed by tab #15
  • Copy of Mortgage Statement(s) followed by tab #16
  • Copy of Profit and Loss Statement if self-employed followed by tab #17
  • Feel free to add any “Industry Specific” information that may give us additional insight into your work environment  followed by tab #18.
